Note:  The hours will be Thursday through Monday, 11:30 AM – 8 PM.

The Office of Facilities Management includes both Physical Plant and Housekeeping and is directly responsible for the maintenance and upkeep of our campus, which comprises 1.1 million square feet of space across 13 buildings and 11 acres.  The Building Systems Chief serves a critical function for Facilities Management and the University by providing excellent service managing and maintaining the full range of building operational equipment for the University of Baltimore.

The Building Systems Chief serves as a senior facilities representative to ensure that all building equipment is functioning to standards.  This position works independently and is responsible for providing technical direction and support for the operation and maintenance of the building and building equipment on campus.  This position also responds to building operational systems emergencies, performs planned equipment preventive maintenance, and other skilled maintenance tasks with minimal supervisory oversight.  This position is considered an essential position as defined by the University System of Maryland, designated as vital to the operation of the facility, and is required to report to work regardless of the existence of an emergency condition.  This position is critical to the university by creating a safe and welcoming environment for staff, faculty, students and visitors.  We look forward to receiving your required electronic application, cover letter and resume and learning about your interest in and qualifications for our vacancy.

Duties and responsibilities include:

  • Performs Journeyman level work to troubleshoot problems and provide solution and repairs for HVAC, plumbing, and mechanical equipment. Operates and maintains tools and equipment.  Cleans work area upon completion of work.
  • Performs planned & preventive maintenance on building operational systems equipment. Records work performed and resolution on work order for submission to supervisor review and close-out.
  • Monitor Building Automation System (BAS) and respond to deficiencies.  Inspect HVAC building equipment for safe operation and proper maintenance.  Responds to routine calls and emergency situations to assess, repair, and secure the problem.
  • Ensures weekend campus events have proper HVAC & lighting. Provides supplemental portable equipment due to lack of heating or cooling (portable heaters & AC units).
  • Performs snow and ice removal from assigned areas using hand and power snow removal equipment.  Spreads salt, sand, and deicers to prevent slipping
  • Maintains Angelos Law Center fountains including testing water quality and chemical applications, strainer cleaning, water basin cleaning, and other fountain maintenance.

Required Knowledge, Skills and Abilities

  • Knowledge of methods and practices used on building maintenance and operations; principles of air conditioning and refrigeration
  • Knowledge of OSHA and Lock-Out-Tag-Out (LOTO) regulations related to the HVAC trade and of the National Electric Code
  • Knowledge of plumbing trade and skilled in the repair and maintenance of commercial plumbing fixtures
  • Knowledge of refrigerant types, environmental impact, and gas reclamation procedures and equipment
  • Knowledge of basic mathematics including area, volume, and weights, and the practical application on fractions, percentages, ratios, and proportions
  • Knowledge of Microsoft Excel, Work, and Outlook
  • Skilled in brazing, soldering and of work control procedure
  • Skill in reading and interpreting blueprints, schematics, drawings, specifications, and construction documents
  • Skill in using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions or approaches to problems
  • Skill in the use of tools, machines, and equipment of the mechanical and plumbing trades including their designs, uses, repairs, and maintenance
  • Skilled in installation, repair and maintenance of HVAC equipment and systems
  • Ability to perform required inspections of materials and equipment
  • Ability to read and understand manufacturer's recommendations regarding scheduled and preventive maintenance, servicing and operation
  • Ability to use computers and related software to diagnose HVAC system problems
  • Ability to prepare written reports and to communicate effectively both orally and in writing
  • Ability to work at heights up to 35 feet; work off ladders and aerial lifts
  • Ability to manipulate heavy equipment, tools and supplies and/or exert force up to 70 pounds
  • Ability to work in, on, around, over and under fixed equipment and machinery
  • Ability to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions
  • Ability to work with others, as well as independently with little direction.

Required Education and Experience

Education: High School Diploma or GED and Universal CFC certification per EPA Section 608
Experience: Six years in any combination of air conditioning, refrigeration, temperature control, plumbing, or heating trades and at least two years in a lead capacity.

Preferred Education and Experience

Education: Two year trade school certificate
Experience: Valid DLLR HVAC Journeyman License or DLLR Journeyman Plumber license
